Everyone wants good education, healthcare/hospitals, and safe communities.

I am sure I can get a property that is very cheap but the location will not be favorable or safe.

Again, IMO, a safe expectation.4. 1% rule properties anywhere close to Los Angeles are tough to find.

I invest in good safe areas around Atlanta, and I still have difficulties finding decent tenants.
