Not enough cash to safely make a down payment

I have a 4-plex I'd like to make an offer on. I wont be able to live out of it so the loans available to me would need at least 20% down. I could do that but i would have very little left over. Would it be a bad decision to get a cash loan for 15-20k to make the down payment. I ran the numbers and it can still cash flow even with the cash loan payment. Any better ideas?
