A pressure test using a air compressor could have detected the broken pipes.

I am able to access my  BP account however just by using a web browser on my phone but not the app.Can you fix that?

I'm currently using a bank that has a branch both where I live and where my property is (about 4 hours drive).  

When using a hard money lender they'll lean on your experience and expertise with the larger projects.

The direct lender that I spoke with said that using a direct lender gives your offer letter more credibility verses a bank lender since the do a full pre-approval verses what they said is a "BS" pre-approval from a bank/broker lender.

I suppose the key to this exponential growth, though, is using as much of other peoples' money as possible.

Providing you can qualify, you can then buy another property from him using a mortgage but in lieu of a down payment he will accept a 2nd note secured on the first property you bought from him.

Is it worth paying more interest on less favorable terms to immediately protect your assets with an entity and/or trust or do you want to take the risk to using a conforming loan and do the trust/assignment thing after the fact?

Even if not using a home inspector for prepurchase means, one could be quite valuable for what you need.

Anyone on here have any experience using a 203k loan?
