First of all, doing 6 deals on your first year is amazing, and not only that, while working full time - it looks like you have the right mindset and execution skills.

It tends to make potential buyers uneasy when tenants are unwilling to cooperate, and I've found that simply being up front with them almost guarantees smooth communication and cooperation between all parties.

This is an excellent opportunity for me to meet with new individuals, trying to improve my skills and making many many many many deals ( or one huge deal !

When it comes time to put their money(or skills) where their mouth is and do a deal they disappear.  

Talking to several contractors will give a wider range of knowledge and skill sets.

They had planned to rent until securing jobs but found landlords and property managers were unwilling to work with them because they had interviews lined up, but weren't employed yet.

Successful investors honed their skills through trial and error.

Im sure you know that package plants are expensive to operate (skilled operator, sludge, chemicals, lab work...), have high replacement costs, and are subject to risk of increased regulations.

Many of you have the experience, knowledge and skill set  to use it to your advantage.
