literally since July I have put in 8 offers, and have been out bid by cash buyers on 6 of those and the other 2 got beat out by conventional buyers. these properties were only on market on a average of 3 days before going " pending " no lie!

:) You start with $20k in your example, minus some other costs mentioned by others that you did not include: closing costs, holding costs, funding costs etc.Then you subtract all your business overhead costs: marketing, education, driving, technology etc.You pay taxes on what is left, if anything.

Market price is the price people are WILLING to pay for it. if the property is only worth $30k per unit based on NOI  but you have foreigners paying $100k per unit it is truly up to you if you are willing to compete and take a lower ROI. there in lies the rub..
