Technically that violates most residential financing terms and the lender could call the loan due, so it’s not without risk, but many people do it anyway since the financing is so much better and (supposedly) lenders haven’t tended to call loans due for that.The question about whether to form an LLC at all, and the mechanics of involving it in your real estate deals, are best directed to an attorney and accountant (I am neither) as there are both legal/liability and tax implications to consider.

Technically, the terms of the FHA loan state that you "intend" to live in the property for a year, if something comes up and you have to go take care of your grandma in Florida they aren't going to make you sell your house or refi.

To me, that means they have no business adjusting the cancellation terms that are already spelled out for the hosts who are then technically individual business owners.

I don't know about 50%, but I do expect there will be a very high uptick in non-payments - it is just different in that the many of those borrowers will have gotten permission to skip their payments, so it's not technically a default.I think where OP was referencing a discussion of loan packagers, it is an ongoing discussion how hard mortgage servicers will be hit.
