Just don’t lose sight of your target.  

I understand the $100/ door target, but I have a hard time not getting hung up on cash on cash, knowing what I could get putting that money elsewhere (or I guess loose based on the last few weeks ;-) 

Can you present an ideal market as the target investment?

Research who the active investors are in your target area (title records) & connect with them & see how you can assist them on their goals & operations.

Chances are quite high (unless you're targeting divorces) that they are living at the same address. 

Indianapolis is a target area for me, though.
