The biggest problem getting comps is that the property is right by Blue Ridge Blvd which is a major thoroughfare and it appears to be a dividing line between a nicer area to the southeast with homes selling for $90k-$100k+ and a lower-priced area (where your property is) to the northwest with homes ranging from $50k-$80k.

There are 1-2 newer houses right next door, other than that there aren't many new houses in the area.Can anyone chime in here and tell me what you think it's worth based on what little info I have or what "major rehab" costs range from?

I have done a bunch of deals there in that price range and they are not hoods for war zones. you deal direct with a local realtor.. no need for west coast marketing agents or turn key of any kind.Frankly not sure why you would want to invest 40k in the US in a rental house your not going to really make any money or get any appreciation you will in fact probably lose money.
