You might not get as many buyers accepting your offers if it’s a hot property, but the low down payment is worth it in my opinion.

The "penalty clause" really helps in this case.That said, you have to have enough leverage so the contractor accepts the clause upfront. 

Not as nice, but at $200k, I feel it would be acceptable.
