We currently own one single family dwelling renting for 1.79% of the purchase price and another that was going to be used as a rental but after digging into some unforeseen repairs, we are looking at flipping and using the money to either purchase a new rental or pay off the first home outright and be free and clear. 

That leaves me with 2 other options... look for a single family unit/condo or wait.

We plan to do this through multi families and single family homes.

Land contract for 2 properties (2 single families) & a combo deal for 2 properties (duplex & downtowm building—store front & loft).

I would use it to buy another income property. but I wouldn't buy a single family home.

Looking for help finding simple pro forms software to analyze business model consisting of purchasing 5-10 single urban homes one at a tIme, rehabbing and renting all using line of credit and cash, the packaging in a bundle and refinancing for 5-15 year hold.

Perhaps try explaining to the gentleman that the asset is losing value every single day.

Maybe I'm just conservative, but i suggest you reserve way more than $2500. or consider cash out refi on the single family home and use some of the cash buy another one.
