You don’t want to sign with a realtor that loves to sell houses but does “a few leases per year”.

She improved the houses and now indicates that she wants to sell them off, as the idea was more promising than the investment. 

Sell and move on.

Your goal with a property shouldn't be to hold it forever, it should be to build enough equity to use that to buy another or to sell when hot and turn it into two assets.

Create a simple spreadsheet or written list to compare the features of each and identify the ones that align with your requirements.

It also is helpful to have a California LLC in case you ever sell that property and move into another state so that you do not need to form a new LLC altogether with new operating agreement, just re-register in the new state as a new foreign LLC.

The more condos I sell, the more money the developer and I will make.

For example, the house would sell on market for 160,000, but the sellers just want to get rid of it, and agree to sell for 100,000.
