The reasons to buy SFR would be to flip since they have the advantage of (1) a bigger pool of potential buyers - retail buyers (2) a bigger pool of inventor - in a lot of markets even finding a multi can be difficult.I will say though that my SFR is much lower maintenance than my multi-family tenants who are more transient and less capable of solving any problem that comes up - i.e. change a light bulb, plunge a toilet.
