Sellers were highly motivated and had frequent and long time delays in providing documents. 

I found a single family with a detached cottage already rented out, in one of the best towns in this area, with motivated sellers as it is an estate sale.

Does the 1st seller remain on the deed or is there a transfer with only the down payment with some sort of legal obligation to payout the remainder upon sale?

You as a Realtor don't have an equivalent of "upload a W2 and some paystubs," so it would just be your sense for their motivation level as someone who has been around a while.

Has anyone else had success using ringless to find motivated sellers?  

I spend in marketing and acquiring motivated sellers. 

In your position, being motivated to invest, I would be looking to save for another year. $10,000 is no where near enough to get safely into the game.

As far as down payment, seller financing could definitely be an option, assuming a came across a really motivated seller.
