Some states have additional protected classes like age as well, so only renting to grad students could be seen as discrimination against people under a specific age group, and putting any restrictions on families with kids is a red flag for sure. 

If you find a TK provider that isn't willing to work with traditional lenders, requires cash investment or pushes hard money lending even for inexperienced investors, then that might be a red flag.... 

I knew there were some red flags that could come up.

I'm being conservative with operating expenses by doubling my estimation and coming out in the red by under 100 bucks.  

@Tim Vecchioni, those numbers look blurry on my screen, but from what LOOKS to be written there, that "red" expenses number is LARGER than the "green" income number!

Using the same financing terms as above, you would be in the red $102/mos.

But actually the issues that I had were not operational issues, it was more administrative/red tape and I don't think an inspection would have caught it...
