My understanding is that his Property Management guy charges him 10% and my brother recommended I use him but recommended that I negotiate a lower rate because my property would require much less attention less regularly.Anyone have any thoughts on what % I should be asking for?

While Jon is technically right I wouldn't get stuck on his word "habitable" - the real advice he gave you need to pay attention to is the last part - get a lender - get approved and find out.There is a HUGE difference between guidelines and actual loans today.A private / small bank or a HML / Private lender with a refi after your rehab is the best way to go for a long term loan in my opinion in todays market - but that will also cost you more.

This will also take several years as it will take some time to get a groundswell of support for any such person to move through the local governments to the state then congress.Either way I do not see a reversal comming in the next few years so it is best to find a way to "fly under the radar" so as not to draw the attention of government who might think you are to undermine it when you only want it to return to what used to be.

I work with 3 banks and a hedge fund and what we look for are the following items...Complete contract with correct addendumsCopy Earnest money checkProof of funds on cash for closing not only if paying cash but for financing as well since you will be putting down anywhere from 3.5 to 30% depending upon your situation you need to proof that cash as well..Most banks pay close attention to the time frames in a contract as well.
