Lets use a 30 year fixed at 5%.ROI for cash purchase in year one is $6K/$100K = 6%ROI for the financed purchase is a little more complicated since your gain on the investment would have to be lessened by the interest paid (I'd not reduce it to pure cash flow by including the principle paydown).

These folks are all accredited, it may be they are testing the waters w/you for the first time or timing in their lives (can't unwind a larger investment) so from a pure marketing standpoint, I would rather have more investors than less that grow w/me over time since they have proven for the most part that they are successful in their own lives to be accredited in the first place.

Just curious, when people say that they have $5k passive income from real estate for example, typically is this number just a pure cashflow after setting aside the reserves (vacancy, cap-ex, repairs) , or is it cashflow plus reserves?
