@Harman N. if you are insuring only 1 duplex, and Replacement Cost is between $150k & $200k, then you may find premiums in the $800-$1200 range.Once you have more than 2-3 locations, then the price point can drop to $400-$800, depending on the value, coverage, age, etc.

My lender told me I need to bring 9k and change to closing, now that the seller signed the contract my attorney sent me paperwork detailing her fee amount and services provided including THOROUGHBRED TITLE SERVICES for record deed, city mortgage recording tax% amount, loan policy premium ect.

Probably not a wise move to spend any more than you absolutely have to in an area where average rent is only $1,000/unit as even if you can demand a 10% premium, you're only netting an additional $100 which will take years to pay off a new kitchen.

I recently read an article about how drastically outdate all the flood maps are for the majority of the country..... when and if they are very updated with new and more sophisticated models, it will radically change banks willingness to lend for those areas and the insurance premiums for those areas also

You just have to understand that the interest rate will have a premium and there may be other underwriting requirements such as down payment that you will need to keep in mind.

Some things you can do to mitigate your risk of being hit with a lawsuit are as follows.Buy properties in nicer neighborhoods.Hire a licensed property manager.Only work with licensed contractors.Keep the property in premium condition.Always pull the proper permits.Screen your tenants well.Do not rent to attorneys.Do not rent to people who work for attorneys.Do not rent to anyone who has ever filed a civil lawsuit.
