The reason they can't obtain financing (generally) is because they are financially irresponsible.If it's structured correctly, you will win if it falls apart and you'll win if it goes through.

You do have the leverage on Real Estate that you can use that isn't typically available to the owners of stocks.Also, depending on how you have your portfolio structured in terms of financing, real estate should be a pretty good hedge against a inflation.I know we haven't had real inflation in a generation or more.

You'll still have to network & generate leads & so forth but you won't have to specialize as much but instead truly understand deal evaluation and how deals are structured with financing & partners.So you'll need to ponder on that first as to HOW you want to invest.

Account Closed Depends on how the algo's are structured...I use Core Logic and find them to be fairly accurate...truth be told, it's impossible to produce AVM's and be accurate long term...especially in a rapidly changing market.
