Why is investing in a market that not desirable to most of the investors in the market appealing to you?

If you want the arrangement to be appealing to your investor ask them what they would want and find a deal strong enough to give it to them.

The more I read on the subject the more appealing it becomes to use as tool in this business.  

While it might be pricier and less appealing on paper in a city like Lynn, the industries/jobs that are nearby will help buoy values and ensure your rents stay stable and likely go up over time.  

With some attention to the landscaping, you'll have some nice curb appeal.

That is very appealing to a seller.

I am from the east coast with my current home going on the market within a few weeks and even though I know that one can do REI from a long distance - as a hands-on person, that approach doesn't appeal to me.
