I would make sure you find a mentor who is at least a decade ahead of you in experience with the financial success to show for it AND is also adapting to the shifting marketing strategies with mobile devices dominating everyone's attention more than TV, radio, or mail.

From that perspective, $750 is cheap.

I'm an agent but don't really do the agency gig so might offer a different perspective.

It may take years of hard work for an adult to shift those mindsets and boundaries we inherit from our childhood, and many will never attempt to push the envelop and remain within for the rest of their lives.

I'm, not sure how to pose this question either but here goes...I recently used a cash-out refi to purchase a SFR rental property for 100% cash but I am now wondering if it would have wiser to buy it using a traditional mortgage from a tax perspective.  

Speaking strictly from an analysis perspective the property is worth investigating further.However, I would strongly consider the type of area it is in before anything.
