My biggest advice for out of state investors is finding the right team members who has your best interest at heart (and not chasing a commission check or see you as a paycheck!).

I agree with @Joel Owensso if an investor insists on a lower cut for the sponsor, are they not taking the risk of a less experienced sponsor.Be sure to put a cap on your heart surgeons salary.I personally think that professional athletes are paid too much.

@Kevin Truong I think what is triggering a bunch of us is your descriptions of "miscelleaneous expenses" and "still need to minus out the expenses"-you are using very casual language to describe what is really the heart of the deal.

But I pour out my heart and soul into them and get them renovated to the very best of my ability and THEN worry about the cash flow and profits.
