Hey BP Community,I have a rental available in a C class neighborhood and my property manager let me know that a mental health organization wants to submit an application.The property is a 3 bedroom SFR and the organization intends on putting in 3 children to start between the ages of 11-17. 

State Farm is dropping our apartment insurance policy for two 5-unit apartment buildings I am managing.

This is a learning property for me, so we’ve learned about managing tenants, making the right improvements, selecting contractors and managing the process.

I am looking to purchasing a property with investors and trying to figure out how to structure it so that the corporation can receive the tax benefits of managing the property.

Hi Ant,As MP mentioned.Hire good property management.You have a few solid options in town.If you manage yourself, you will save on fee's but IMO it's like tripping over dollars to pick up pennies.Investors should focus on the next deal and scaling their portfolio while not being bogged down with minutia.And there is a tonne of "minutia" when it comes to property management.Sure, you can manage 2-3 or 4 properties.Managing 10+ is a different story and a full time job almost.Wishing you much success
