I am seeking recommendations for inbound marketing ( on social media ) service providers.

Today there is a lot of writing about lead generation, CRM, social media, email and video marketing.

Here's some ideas, word-of-mouth (powerful, costs nothing), social media (mostly free, spend a few dollars on a logo/branding), door-knocking (free, careful where you do this), cold-calling (little-no cost, we scrub against the DNC, respect the law), hand-written notes (cost of paper and ink, place them on doors), direct mail marketing can be very expensive, but we very strategically send letters to certain property owners, which costs us postage and printing supplies.

I want to be near social life as I am coming from out of state and want to make friends ASAP.I'm thinking a budget of $400k with $200 max for HOA doing a house hack in a 3 bedroom or more.

I have found some through listings and on social media. 

I have 11 paid off properties (plus paid off primary) Rent is slightly over $19k/mo  ($20k by years end)This bring s14,500/mo to my pocket ($15,500 by end of year give or take)Even With zero retirement savings or pensions/social security I think this is way more than you need, especially in a state with no income tax and a low cost of living.

If they refuse to give their social security number, withhold payment until they do.

Do not do showings, look at social media, or set up meetings during this time. 

Maybe handle FB ads or social media.
