I am currently in debt a total of about $75,000 and they don't tell you that you should really have funds for the cost of the program and at LEAST 9-12 months because it could be that long for a deal to be closed.

As for the nextdoor app, I joined the neighborhood where I bought my last property (Woodmere) and neighborhood lead was saying my account was going to be deleted because I don't live in the neighborhood, but I showed him the nextdoor app rules and that was the end.

@Richie Linnon if the unit needs renovation, which is likely with someone there that long, perhaps plan to give tenant 3-6 months’ notice as it will possibly be difficult and stressful for them to find something in their budget and they may need time to apply for and be accepted into assistance programs.
