I learned a lesson there.

But there were some valuable lessons being a GC that can help anyone dealing with GC.Verify all this info with your construction attorney as I am not an attorney.Lesson #1.

I've learned my lesson; I've provided two plug in microwaves in two rentals and they "walked" with the tenants when they left.If you insist on doing this, purchase the lowest wattage/cheapest one of the market; there will be no need for a dedicated circuit and you won't miss it so much when it leaves with the tenant.Why do you believe you will get additional rental income from a Section 8 property because you provide a microwave? 

Today, the student rents each apt for $1,800 and can now be sold for around $1 Million.The 2nd Property I learned the hard lesson on asking to have the building Vacated upon Purchase as I did 2 Evictions a few years later.

Lesson learned: pay a good price, hire PROFESSIONALS, get it done, and put the unit into service.

I learned so many lessons on my first flip.
