My advice would be if I was to invest in MS gulf coast (which in the future I do plan on) I would invest in Biloxi (where all the casinos are, minor league baseball team, two of the largest car shows in the nation are held, and huge spot for MS schools and college spring break).

I wasn’t sure if what they were offering was legit and comparable to everyone else.

Sometimes they are due to legit complaints from neighbors who don't like loud parties next door every night; sometimes it's the local hotel industry trying to drive up costs for vacation rentals. 

It is still a good rental for me but I would like to make it legit.

Second, as to this potential tenant, I would move forward with a thorough screening and interview to get a feel for them and their story, legit or not.
