Your attitude in this thread leaves little to be desired and reflects poorly on you.I fully agree with you that in sub2 and any other real estate transaction, there exists unscrupulous characters who belong in a 5X9 cell and not out on the streets taking advantage of the misinformed, unsuspecting, or ignorant.

We also used this as a litmus test to see if we should convert any of our other rentals in STR's2020: I wrote a post similar to this at the end of 2019 to sort of journal my experience. 

Maybe no going will be a step you take but assuming you can reach your end goal and do that is going to close to options that really might be necessary steps to get to you where you want to end up.If I were your age with the goal of being a real estate mogul with my experiences now I would do or consider the following:-Read a boat load of information out there- books on wealth, books on real estate, magazines and journal that real estate agents and buyers read.

I am definitely doing that, I will add my mistakes to my investment journal .

Just think how many times you get frustrated with hotel wifi or cant get signal with your cell phone, you become the customer service rep for the internet company.

I can set up calls to be forwarded to myself, teammates, home, cell and recently I used it to forward calls to my cell phone overseas with barely any additional costs. 

How do you get the sellers email addresses and cell phone numbers?

I found that I would call the following lists.FSBOsFRBOs (For rent by owner)Expired ListingsCOI (Center of Influence)Randum DialsRandom dialing is harder these days do to the advent and popularity of the cell phone however I have found that car magazine listings and junk sale listing s are a good resource.
