How to obtain addresses for direct mail marketing. (multi-family)

Question

Hi,I'm looking to purchase multi family units in a couple counties in my state of Utah and thought I would try my luck with a direct mail marketing campaign. I would like to get the address's of all multi family property owners in my county. I'm mainly looking at these two counties in my state. Utah County, Utah: http://www.utahcounty.gov/LandRecords/AddressSearc...Weber County, Utah: http://www3.co.weber.ut.us/psearch/ Is this information usually readily available? or would I have to manually drive all the streets and note all the multi family addresses by hand and look up the owners by their tax information. I would have to do this one at a time manually. This seems very painful. Is there a better way?Thanks.

Also see you're a sales rep for a data company and that you and your boss are brand new here. Are you here to sell your products or contribute to the conversation? On Bigger Pockets, it's not enough to say there is a better way, and leave something dangling.....Please show us your better way. No one knows you from Adam, so you're going to need to back up statements like that with your knowledge and experience, or you're going to get called out a lot. There are a ton of people here hawking their products but not adding any value. Your count of the properties does not help the original poster a whole lot as far as I can see. Maybe I'm wrong...what do you think @Ray Loveless?And then you have folks like Account Closed who (although he has some awesome products) has contributed a great deal of his knowledge and experience in order to help numerous people come up higher. So show us what you've got!!

Good to meet youHere you go.... It is a list of all Duplexes, Triplexes, 4-Plexes, Apartments and Multi-Family in those two counties which have been owned more than 5 years by people... On multi-family its tough using an equity filter so some may not have equity. However a good place to begin. List

Hey Jacob, pretty simple. He logged in to Listsource, plugged in the Counties, the property type and last sale date, downloaded the list and put it in file storage on his CallText.com site. Takes all of about 5 minutes if you know what you're looking for.Probably cost him about 30 bucks. In the scheme of things that was quite generous (he's one of the most generous people I know), but I think it would be unfair to expect him to do tons of freebies like that. Just sayin'

@Alexis Hamilton yeah the data would be way more helpful. Count does nothing for me. @Jerry Puckett when I look my information up on the posted spreadsheet Column L show my properties address and not my home address. Maybe he pulled the wrong address in his query..

@Ray Loveless,The owners name is in Columns B & C, the Mailing address in column L. The way list source determines mailing address is by using the tax billing address. In most cases, that will get a letter into the owners hands. Looks like Michael did not differentiate Absentee owners, but the he did give you the owner's name and Tax Mailing Address for every multi family in the Counties listed.With ANY list, it still needs to be dialed in over time. With each successive mailing your list gets tighter, but this is where you start.

I noticed that the list you have only lists the property address and not the owner's address( My name appeared on the list but only shows my 4 plex address ). I would prefer to send the letters to the property owner's home address and not the address of their rental property. Can Listsource provide the owner's address as well? I also liked CallText.com. I'll have to look into that as well.

Account Closed how did you generate that list so fast? Teach me haha, that is very useful. How would you recommend trying to find phone numbers to try to cold call folks from a list like that?
