As far as the others go, it looks like I've got a whole lot of research ahead of me!

My ultimate short term goal is to acquire 7 units in my first year, and possibly live in one of them.As far as my long term goal is concerned, in ten years i would like to own a minimum of 75 units and scale myself as large as I possibly can. 

Also, the commercial side is SO much easier to deal with than conventional.

You are right it is great having 24/7 access to people that have done it successfully but there is so much to learn from this community as well!  

As far as the bare minimum of what you need, there's not a wholesaling starter kit.

As far as wholesalers, it's tough to find a good one.

As far as networking with wholesalers i keep running into people with claimed "deals" that really are a waste of time.  

It also CAN be a good job if you are good at buying and selling stuff for retail people.If nothing else saving some on commissions, being able to get into listed properties whenever you want and of course MLS access is worth everything you need to do.As far as schools I did AREA, as someone else mentioned.  

As far as other methods to lower your DTI, I've had success taking my insurance/taxes out of the escrow account to lower my monthly payments.
