Some of the suppliers we have a relationship with in Europe, like Porcelanosa, make really high end stuff.I guess the idea of additional housing behind ADUs would imply that the most discerning customers wouldn't have much interest in them but we thought they would still be interested in them if the workmanship and finish is up to their standards, as guest houses or lake cabins or similar.

GP is very sensitive to PM fee as they have to return the money back to investors :) but pop and mom investor don't too sensitive that, 12-13 % doesn't make real differences if PM is extremely pro-active.Also there's this turnkey startup that's also offering PM as part of the package, with the rate of 15% in Texas.
