Take a good eye on the time frame for the reno, it can be critical.Since you guys have 12 rentals already, I think flip, hold, and refi should be able to provide a better long term return.

Just for peace of mind, I would check to see if any pre-foreclosures have started to pop up in that housing market you are eyeing and of course if your are doing work to it double check your estimates on rehab costs.
