Would I have to get some kind of portfolio loan?

It is an elderly couple who have had the property for 30 years and they're just ready to retire from the business.What type of cash on cash return would you look for with that kind of investment? 

Hopefully the kind people on this forum can lend us some advice.We have $50,000 in cash to spend on this property up front.

I've had all kinds of offers come in where the buyer ultimately didn't even come close to qualifying for the purchase and their true financials where no where near what they initially stated.

Hi Jefferson, What kind of work are we talking about and where is the job located ?

And hopefully the one or two  JV/co-wholesaling connections I've made can help fill any gaps in the meantime.That's kind of where I'm at. 

Also what kind of insurance should I request to see from the contractor?

It's kind of the hold version of a new house flip, but it requires the same ability to bet on the right ones.

I kind of regret that choice.That is what I wish I had done when I lived in Korea.If I could go back and do it all over again.Take Care
