@Jennifer Beadles  were you usuing one of the bidding services that's tied to HML there in the Seattle area I know those guys really came on hard down in PDX and drove up bid prices.but for beginners its a pretty neat thing.. they do all the title work bid with their own money then you just put up 20% and they give you a HML for the balance.. its a genius business model.. one I almost implemented.
