The hot winter rental season is only a few months away, I would love to have a place before then, but would I be paying a premium pre-skiing season?

I am hot in the OC, but you must be cooking in Bakersfield. 

It's crazy hot right not (weather too ;-) I think I was told a normal market has 25,000 to 30,000 Actives, they are at 5,000 Actives currently.But, he's sitting on 4 deals I'm taking a look at and he has a full pipeline.

It costs just as much to repair a leaky faucet or replace a hot water heater on a property renting for $600/mth as it does on one renting for $900/mth.

I've found that having a hot tub gives a nice competitive edge. 

It's still a very hot market right now.

Cost-of-Living/Household Income (obviously these go hand-in-hand.

We knew the area was hot and location was perfect.

But, even in hot urban markets your commercial unit could be vacant for a few months or even as long as 12-18 months.

I should have been more clear in my original post, the house currently uses hot water heating and has no AC.
