I have two houses both with VA loans.

I just come across Tarl's video of explaining his updated house flipping spreadsheet using Google sheets.

Because we sell services ( chef, drivers, etc) and tours (ate, zip, yachts) when our house rents, we offset our cost to keep the net much higher than a 7% ROI.  

I feel stuck in a similar situation, I have $1M in equity in this house that I’m living in and renting the mother in law apt next to it , the problem of course is the 7-8% interest rates , have they not stopped the BRRRR technique in its tracks ?

I already have an agent but if anyone is able to help with the search it would be greatly appreciated.In regards to location, I would like to stay in Santa Monica, or somewhere close and the unit needs to have at least one bedroom.Thank you in advance,ySkylerAloha Skyler,  are you planning to BRRRR, House Hack, or do Forced Equity/Appreciation? 

There is more to investing out of state than the condition of the house .

I am a current house flipper and looking to start converting into more passive investments and am really interested in the note investing concept.

Re-organizing our rental houses into their own LLCs and considering using a virtual business address for each of these. 

I was thinking of house hacking a multi-family.
