By far the best way to scale if you don't have a lot of cash is to house hack.

I even called a city inspector who had been through the house and got an idea of internal condition. 

For example, the house is listed for $500k and it has $300k in mortgage left at 3%Could I offer $500k and "assume" the mortgage of the seller?

Unless you own the house cash, in addition to the advice you've received, you can't just transfer a house from personal to an LLC without risking the option of the loan being called since the LLC does not have two years of tax returns.For new investors without cash to buy, LLCs are about the biggest cause of analysis paralysis out there.

If you wanted to flip a house that was say on the other side of the state, are you placing celluar cameras on the property so that you can remotely monitor.
