One thing on my mind right now though is I’m actually investing in one of the fastest growing cities in the country so it is competitive, but I’m not too worried about that because I understand patience and not getting attached to deals.

You can do local but it's pretty competitive for good investment properties but they're out there.

I would provide access to stay at a destination where ownership is required and at a competitive price.

One of our neighbors did replace his entire system & then after the $15k install they had to rip out the entire leech field again as the kid running the heavy equipment drove over it crushing all the leech field chambers!!!

Note: on distressed properties, the quicker you can move the more competitive you will be!
