Typically speaking, from a legal perspective, it depends on the terms of the lease and the local landlord/tenant laws as to the status of the tenancies upon transfer of ownership.

This would give the IRA an infusion of cash; however, those monthly mortgage payments need to be paid by the IRA, not the IRA owner.A prohibited transaction can cause the IRA to lose its tax deferred/exempt status, it will be distributed, the income will be taxable, there'll be an early distribution penalty if the owner is under 59 1/2, and there'll be a punitive excise tax on top of this for the PT.

I bought the home in Coeur D Alene ID  for 15k under asking price, 20% down, put about 10k in materials and 20k of labor -rough numbers as I'm still tallying up everything- Come July the status of the home is eligible to change from being second home to whatever I want and I'm researching whether or not to sell it, rent it or hold it longer.

Mold (Big health issue in Florida, in some instances tenants can break the lease due to Mold), Inspection and Condition of dwelling (Every tenant must complete a Move In/Move Out checklist) they also sign in my addendum that the checklist is correct and have 5 days to object to it in writing.
