I have been educating myself now for the last three and half months on wholesaling down here in Miami.

My sister stays like 3 miles from the location and my cousin stay a few blocks.

Buy a fixer house, have a buddy move in with you and pay half the rent.

Sure I'm giving up a decent chunk of profit but half the profit is better than none of it. 

@brucem thanks I was just looking at it I forgot to expand the miles lol I will definitely be attending one soon. 

Most relevant managers/landlords post on Zillow, so I comb through similar properties within a mile or so and base my price on my direct competition.

But only half as fun...

I can give you tips on lowering it to about half that.  

They send me a check for half of the rent on January 1st for me to deposit right away, and asked me to wait until the 18th to deposit the second check as they had insufficient money in their account.

I don't know the specifics of the note you were looking at but often BK notes and notes sold to smaller investors / funds don't report.It is also common to see notes for sale where it's already been foreclosed by the first mortgage (so they have nothing to sell).A few months ago I saw one where when you looked at Google Street view, the building had been half destroyed by a fire, yet the "value" was way high.
