It also takes less effort to manage, as leases tend to be longer and there's usually no need to deal with turnover between the tenants.

You have to believe you'll succeed or your efforts will be for nothing.

You will be amazed, with some effort, what you can find. many times REO properties, including land, are NOT listed with a real estate broker.

If you have a group of guys that are really motivated and willing to sit down and hammer out a structure that makes sense -- and each contribute some fair combination of money / effort -- I'd be interested to see how that plays out for you. 

My example is a little bit hyperbolic and you're expectations are likely closer in line with your market that my delusional desires but only you can decide how realistic it is and how much time/effort/etc. you want to put into a strategy that might be considered a long-shot.
