The best route for me has been to decide what I want in the offer and have the agent put it in their computer and generate the offer in the appropriate format.Their comuter does it as a "fill in the blanks" (I know there's a term for the software that does this, but it's eluding me right now).

When lenders look at the whole picture they look at the years it’s been in business whether or not income has been generated or not but its part of the whole picture and people pay for the ability to buy this history or you can simple wait around a couple of years to obtain it or you can take advantage of purchasing a shelf corp in order to leverage you self into that next deal sooner.
