I wanted to quick ask what people have found to be the most economical solution to replacing water heaters for 1 and 2 bedroom apartments.

Did a market search on going rents and found I am under market by 300.

Hello everyone my names Wesley I'm in the Seattle area and I have been interest in real estate investment for some time but just now found out about BiggerPockets and started listening to the podcast I'm currently looking for any and all advice. 

I've been looking forward to "house-hacking", and I'm excited about acquiring this first investment for only 3.5-5% down payment.However, just as I was about to put in an offer on a 4-plex, I found an off-market deal consisting of 3 duplexes that I might be able to buy for less that 80% of ARV.

By the time you go through all of this construction, permitting, plumbing, etc, you could have sold the property and found a better deal.

They were looking to get debt on the portfolio a while back, but found that local banks were very conservative, and needed appraisals on each property individually, which would have been cost prohibitive for us.  

She found my last property within 11 days... we paid 81% of market value.

I have created my own brand "thejetsethost" and manage all email and calendars via Outlook, though I've only found Airbnb and Homeaway to be worthwhile.  

There is one meetup in Greenville that I have found, but have not attended yet.
