But as I mentioned a few pages back, you’d be surprised how many younger couples (in their 30’s) already have decent assets, and depending on their fortunes, can put a sizable DP to buy a $2mil+ home.

I have a good network of two investors one with around 10 properties in lower end parts of Philly another with 6 in the Spring Garden area who are happy to help me along.A little about me, I am twenty years old, and while I realize some of you may be thinking where on earth is this kid going to get the capital to purchase a house or even finance one, I am fortunate enough to have started a business that has taken off and I am looking to invest my money!

, but fortunately there are 10 million threads on the internet just like this one, where the consensus is that this is taking it too far, that people will find of their own accord.... kind of like how most religious people aren't full blown celibate priests or monks that take vows of silence, but if you want to go all the way then you know the options (you CAN become a priest or take a vow of silence, if you wish, but for most people this isn't the right fit).

I was fortunate in my specific scenario because I knew the units were renting significantly under value...but even more importantly was that I had still had cash flow coming in from an already established purchase.

Fortunately in the ten years I owned it, bought it as a foreclosure at around $40K, and prices zoomed to 100K when the problems with the HOA started so I sold it at a considerable profit.As to coops, I looked at quite a number of them at market bottoms in NYC.
