It is not meant to be used to compare different asset classes.

We also learned about state and federal usury laws to avoid jail time :)--I learned what ARV even meant, how to calculate NOI and CAP rates etc, and what they mean.

I think most standard leases mention the 24 hour period, but that is meant for repairs. 

So in my town the "factor" was $2.17, which meant you had to multiply the $92,000 by $2.17 to get true value.

I meant: "including stick builts in your list of comparibles" to up the compariable price range.

@Thomas FortuneI meant 75% leverage, not 75% LTV.If you had a 100k portfolio in the brokerage house and was tied with stocks or bonds, you have buying power of 4:1 or 400k, i.e. you have access to 300k in cash.

This isn't meant to be discouraging, but this is brute force numbers and how they work.

By "bidding" I meant putting in an offer; no auctions.

By investing I meant I would be the investor; not so much an agent looking for investor clients.
