And yes I seen rear bedroom extend to the stair case for additional square footage.

I have not personally ever seen an IRS lien extended.   

It would cost a pretty penny as well to install windows units so I'm thinking of going with the cheaper option and if the extended area prove to be inadequate I could install 3 window units later for about $2,500 which would still be cheaper.
