We need a good investor agent that has connects to off market properties, property manager, contractors.

Prioritize education through online classes and local meetings, cultivate a network of experienced professionals, and stay current on market trends and rehab prices to ensure successful transactions.

You can adjust this mindset of course as you get more experienced in it years later, but try to ignore the tax benefits as you're first starting out.
