Tip#1 NEVER admit how much you are willing to invest, unless you are speaking to an agent or a lawyer with whom you have client relationship.

Not sure how my business is going to go this year but assuming I have $2k month self employment income, no debt, $50k cash reserve, and an excellent credit score...What is the likelihood that I will qualify for a mortgage?

Once you've built a relationship you will be at the top of their list for investors they send deals to.Deals can be found on any of them.

In all the years we've been landlords we've never had any issues with our tenants and have had great working relationships with them.

Excellent point regarding the need for the entity to be registered in the state(s) it is doing business in.

Podcasts are great but go through other source - books, local REIA meetings, connecting with investors/Sponsors and developing your own set of relationships.
