Well, that kind of disrespect will entice tenants to get pist and do bad actions actually. 

If you run your properties correctly and legally, your property insurance plus umbrella insurance is a far more enticing target than trying to get a jury to force you to sell you personal residence to pay off a lawsuit.   

Enticing incentives might work, find out what they’re hobbies/passions are and appeal to that.

If you think training is costly, consider how much more ignorance will cost you.You can find a lot of people that promote themselves on this site.

Otherwise you run the risk of being bamboozled by a promoter with a lot of big promises but not so much in the way of results.
