I no longer use Cozy because I now use a PM and they have their own software that they use. when I started cozy back in 2016 I had a lot more of manual data entry then what cozy has now. tenants can even pay with debit/credit card but they are charged for it.

Hi @Adam Philpot :  As others have mentioned above, the more historical data you can get the better.  

I didn't want to cram so much data, like the detail of expenses and such, but if you want to see them, I'm happy to post them.

What you do need is to ensure that the money you borrowed goes into a separate account used for nothing but your rental business.

If it does change, what are the best practices, calculations/ number, and strategies to follow and ensure all debts are paid and the property properly cashflows? 

My agent sent me a list of comps today for the area, which was helpful since before I had been relying on realtor.com and other 'sites' that aren't the best for reliable data. 

Only Gatlinburg ever collected "nights rented" data and their reports show the same results - steady in 2008-2009 and growth onward.

I'm determined to buy a property in the next few months, but I will need enough time to analyze them with the BP calculators to ensure I get the right deal.

Analyze the data thoroughly and get really familiar with a few markets and agents.
