I know Edmonton has a reputation as being a relatively affordable market in Canada, but coming from Atlantic Canada, where my 2-unit home in the heart of downtown that was completely renovated in 2019 and cost $285K, I'm having a bit of sticker shock.

Since then, I have had trouble with my current lender due to errors in Dominion's initial disbursement of my escrow account and insurance payments they had withheld.I have been managing properties for years now and I have never encountered such difficulty communicating with a lender, not to mention their utter lack of accountability and the low value they place on customer satisfaction.

Just look at the fundamentals and make a decision based on that, don't make a decision based on sticker shock. 

For instance, if I'm targeting Tampa and encountering the same issue, I would pull my list from zip codes Pinellas County (Population 956k) instead of Hillsborough (Population 1.4MM).Also, if you're using PropStream or other software to pull your list then everybody in your market is basically targeting the same combination of sellers. 

6 months after foreclosure I got the Red sticker from the Sheriff saying everything now on the property was not mine, and that I was barred from the property!
